About Dubai South and Why Hire Approved Auditors?

Dubai South, formerly known as Dubai World Central (DWC), is the largest urban master development in Dubai, built to support businesses in aviation, logistics, and trade. Under the DWC Company Regulations, every registered company, including subsidiaries and branch companies, must appoint an auditor from the authority’s approved list to review its annual financial statements. Any DWC-licensed company preparing its yearly accounts or renewing its trade license needs an auditor from this approved list; the authority will not process license renewal without an accepted audit report.

Audit Requirements for DWC Companies

  • Annual financial statements must be prepared under IFRS and audited by a DWC-approved auditor
  • Audited financial statements and the required summary sheet must be submitted within 90 days of the company’s financial year end, for example by 31 March for a 31 December year end
  • First-year companies can sometimes extend their first reporting period up to 18 months from incorporation
  • There are no exemptions from the audit requirement based on company size, revenue, or activity type
  • Late or missing submissions can result in fines and non-renewal or suspension of the trade license

  • Valid trade license and Memorandum of Association
  • Trial balance and general ledger for the financial year
  • Bank statements and reconciliations
  • Sales and purchase invoices with supporting contracts
  • VAT records, where applicable
